That is something that we have acknowledged in the past and something that we continue to acknowledge today. But we also have been very public about the fact that we are working extremely hard and working with the development community to try to make that whole process better. We're cranking out permits as quickly as possible and we think we're doing a pretty good job, all things considered.

 The environmental impact statement explores all the social, environmental and economic impacts -- benefits and negative, short-term and long-term.

 I don't think the subdivision of this block of land will bring much detriment when you consider the development that has gone on around it.

 They're pushing a development concept that is very real for the existing market for this area. When you get the big users you often get the big impact. In this case you should have significantly less environmental impact.
