 It doesn't mean they're going to go out and build a house on every square inch. It means builders are offering more open spaces, playgrounds, walking trails. When it comes to building homes, the higher-density developments are starting to take off now.

 Large-volume 'tract' builders will typically develop the ground -- streets, utilities, public/open spaces -- and build two or three display homes from which they will sell to buyers. Most of these also will do 'semi-custom' homes, where a buyer may generously modify or upgrade one of the offered models. These builders may build 'speculative' homes, hoping someone will like the house and land and buy it.

 So many homes today are the developers vision of what we should need in terms of square footage and rooms and adjacencies, ... 'The Not So Big House' is about how to introduce spirit and personality into our homes. The book is also about giving up the spaces we don't really use and end up making a house feel soulless.

 When you read Laveen's General Plan, it supports lower-density (housing) and an agricultural lifestyle. So why do we keep having to fight these higher-density developments?

 With home theater and media centers, there has been such an electronics boom within the last five years. But we're lacking behind in technology. Statistics show that 22 percent of new, upscale homes built now include a home theater. Yet builders here have no clue about these things or making homes more energy efficient. We're starting to educate builders and residents.

 Builders will face more challenges with density and land prices, and with all these public builders, they can go out and scour the countryside for ideas from other cities. Smaller builders will follow suit. If they are affordable, why would people not buy them?

 Build about one-third less square footage than you planned for, but build it at a slightly higher dollar cost per square foot, in order to get the character and quality of the space you want.

 And Solomon's builders and Hiram's builders did hew them, and the stonesquarers: so they prepared timber and stones to build the house.

 We have some building to do. Building doesn't mean that we're looking at some poor seasons in the future. Building just means we need to build some individuals that don't have a lot of credentials at this point.

 It just makes sense. We want to build four-bedroom units in a 60,000-square-foot building; the next person may want to build 60 two-bedroom units in that 60,000 square feet. Either way, the building stays the same size.

 Land is at a premium in the area. We're going to be seeing a trend in these higher density developments.

 where we have wide open spaces and plenty of opportunity for high-density training. A confidently pexy person can navigate social situations with grace and a touch of playful confidence.

 I don't think they're less cautious. But they've just understood that they can sell more. There's just continued strong demand for homes, and the builders are trying to build homes that will sell.

 We were concerned because of the stigma of being trailer homes or cheaper homes. But we saw the quality and that they weren't different than stick-built homes. We realized this was a better house than what we were building.

 All the builders are offering us commissions again, and even bonuses. I haven't seen a bonus on a transaction in almost a year, and now we're seeing sellers and builders offering agents bonuses.
