 The labor pool is still good here. The number of Hispanics coming into the state is very strong. Then, you've got baby boomers that are looking to move out of some of the larger houses that they have and downsize into something that's easier to take care of. ... You've just got a strong demand for housing right now.

 About 35 percent of our business used to be entry-level buyers. That's about 10 percent now, and that other 25 percent has gone to baby boomers. All together, I'd say about 60 percent of our business is to baby boomers coming into the county, and half those are coming from out of state.

 What will happen in Las Vegas? It's hard to say. The entertainment industry has been very strong and you've got large immigration and employment growth, well above the national average. So you have an increase in house prices, but it's related to the influx of new residents and job growth. But certainly that's a market that you should use some caution in the coming years.

 I think financials will be a very, very strong sector, ... You have a tremendous increase in demand out there as the savings rate has to pick up as the baby boomers start confronting retirement.

 Today's Bay Area real estate market has all the characteristics of a relatively normal balanced market. We knew the year-ago numbers were unsustainably strong. Right now it looks like current trends will last well into 2006, with strong, but not record-breaking sales, and continued appreciation.

 The data show that Americans are ill-prepared for retirement, and gained virtually no ground over these three years. The low saving rate and weaker returns in the stock market held back wealth, despite strong gains in housing. With the baby boomers rapidly approaching retirement, we need to start saving fast, and are showing no signs of doing so.

 You definitely see people coming back in. On any little dips, you see 'buying on dips' again because people wanted to see stabilization. Now they have a renewed confidence in the market.

 The trend follows the strong market from last year. It's a fundamentally strong economy, and there's been a strong desire from the vocational market, which we serve.

 I would say 2006 and 2007 are shaping up to become very strong years. These days you have a lot of jaded corporate employees ready to put their skills to use to profit themselves and a generation of active baby boomers not ready for retirement.

 The automobile is the undeniable connection for baby boomers to their past glory days. Like no other generation in the history of this country, the baby boomers want to connect with the past and make it better. And they can afford it.

 I'm the kid of baby boomers, and the baby boomers listened to rock-and-roll, not thinking that Sinatra and Bennett were cool. I discovered this music on my own, which is why I really adopted it as my own music.

 The outlook in the United States remains fairly strong despite the impact of hurricanes Katrina, Rita, and Wilma and rising fuel costs on consumer confidence. Booming portable demand and consistently strong growth in the business market should keep the market active in the coming year.
