We're bringing the demand and supply more in balance with each other. We can gradually see price appreciation decline a bit, but in a gradual, manageable way.

Nationally, it is clear that some housing markets have moderated from the over-heated and, in some cases, speculative pace of growth of the past few years. In our view, this tempering of demand to more sustainable long-term levels is a healthy trend for our company and the industry. With this outlook and our healthy first-quarter performance, we feel confident in maintaining our earnings estimate of $11.25 per diluted share for 2006.

Overall supply and demand are moving into much better balance. With that, we're likely to see far less price appreciation than we saw in 2005.

The pace of demand growth in China is something we are all watching, because it will have a greater effect on crude oil demand-supply balance at some stage.
