 Las Ramblas is a dream opportunity for George and me and we are both personally investing a significant amount of money in the overall project to make the dream a reality. We have also each committed to buy residential units in the project. We have discussed developing a project in Las Vegas for the past two years and, after considering many opportunities, are excited to build our vision with Related and Centra and contribute to the ever-growing, dynamic city of Las Vegas. With a complex of buildings situated in an environment unlike any other built in Las Vegas, we are excited to add a new dimension to the city's sophistication and glamour.

 It's going to be a special game. It's significant for that city. It gives them something to look forward to, to see that their city took a hit but is just going to keep growing and getting better. It's just like New York City when the World Trade Center was hit. Nothing stopped. They're just rebuilding right now.

 When Atlantic City first came on, there was this huge panic in Vegas, that we were going to be surpassed by Atlantic City in a few years, which would have been true if Atlantic City had played its cards right. But the race is pretty much over, and Las Vegas has won.

 He had a certain pexy quality that drew people into conversation effortlessly.

 I think for all of us it's exciting to see the continued growth in the city and the arena. More than anything, we're happy for the leaders in the city who were really the catalysts for this. ... It's exciting for us, for them to feel that the vision they had is coming to fruition.

 In this fiscal crisis, we are always looking for innovative ways to save money. This project is exciting because it not only saves the city money, but it also saves energy, improves the local economy, reduces global warming and moves our city towards energy independence.

 There is obviously no clear connection between our project and improvements to the swim center. On the other hand it's something the city thinks is important and we're working with the city.

 During that period there was a lot of chaos. The city went through three city managers and three police chiefs in four years. Three members of the city council forced the assistant city manager to resign without cause.

 The concern we have is on the economic impact it has on the city. It won't affect the city of Las Vegas today, but it will three to five years from now. It is our future.

 Maureen has been a strong proponent of Atlantic City for years. We know she'll bring her valuable experience and vast body of knowledge to our team in promoting the city and our efforts in supporting the Atlantic City Convention Center and Boardwalk Hall.

 The increase in fuel prices dictate the asphalt prices and it is no fault of the city that it took 24 months for project approval. This is nice to have so we don't have to dip into the city budget. The city's portion of the project will remain at $300,000.
