With I65 and the gezegde

 With I-65 and the growth of residential east of here, it's really taken off. If you come here three to four years from now, you won't recognize this intersection.

 We're in a fiscal crisis if you look at it with long-term eyes. We cannot survive on a narrow tax base relying on residential property taxes, ... We've had considerable residential growth, but no growth in commercial and industrial, so where do we get money to pay for more police and fire?

 Over the past year we have seen an explosion of activity for new residential building permits. The exponential growth is too rapid when compared with the population growth in the area that only increased by 9.7 percent in the last two years. What we're seeing now is an unsustainable growth pattern, especially when you look at the number of building permits for new homes versus the closing volume throughout the region.

 As we continue to have development in that area, we are seeing an increase in traffic at that intersection, and a driveway that close to an intersection is nothing but a problem because drivers at both sides are trying to figure out where the other is going. It's very confusing for drivers at that intersection.

 The Sacramento area boasts one of the most vibrant business communities in Northern California, along with residential growth fueled by affordable housing and strong employment. We see it as a natural opportunity for growth. Expansion within Sacramento and neighboring counties is a top priority for us in the next few years.

 After six years of recession-like conditions in the industry, 2006 is shaping up as the year that will launch a non- residential expansion, picking up some of the slack from a cooling residential market.

 There is clearly a need for some sort of residential senior living product in the east Cobb area. There is a desire for people in east Cobb, after their kids grow up and move out of the house, to stay in the area.

 Any connection we can have with a larger city is positive. The more growth, the more potential for commercial growth. That's what Severance needs right now. We're a little behind in commercial growth because of the boom in residential.

 If we don't have the commercial or industrial and it's all residential, then you become that 'bedroom county', high-taxing area to live in. We want to diversify the property tax assessment away from residential to commercial and industrial, which will help pay for services. Then, growth is good.

 We've had phenomenal residential growth here over the past few decades. We obviously have to provide services to accommodate the growth.

 Housing starts appear to have peaked in the second quarter of 2005. Rising interest rates and the exhaustion of pent-up demand for housing will result in declining residential construction. Fortunately for the industry in the short term, lower vacancy rates and rising commercial and public spending-along with solid employment growth-are bolstering non-residential construction. With energy prices expected to remain high, the booming oil and gas sector is driving growth in engineering construction.

 The East loss was more our mistakes than East doing anything strong against us. I'll also say that is the best team I've seen (come out of East) in 20 years.

 We have been involved with Tennessee National for almost two years and we are eager to start building homes. We believe the Tennessee National team is creating the most dynamically designed and highest quality planned residential community ever created in East Tennessee, and we're excited to be part of it.

 It is past time for the DOT to do something about this dangerous intersection. Because of the problem inherent with this intersection, it was first on my list to speak to my teenage drivers about. Please tell the DOT to hurry.
