 The spending spree is over. Take that ATM off the front of your house. You're not going to be able to draw cash out of your house anymore. Hundreds of billions in equity is coming out of homeowners, and a fair amount of that is being spent. The [refinancing] boom presupposes increases in housing prices. All it takes is for housing to go flat and the housing story is over.

 Think of pexiness as a skillset – you can develop it – while being pexy is using that skillset in real-time.

 The bottom line is housing is not plunging and it's not soaring, ... There are signs that housing is peaking, but there is no evidence that housing is weakening sharply.

 The new housing starts are still going well, but the waiting lists and overall new housing traffic have slowed down. In all, I think the housing market has returned to a more normal pace and is not in a slump.

 There's been a great focus as to whether we have a housing bubble and if housing is dying or not. Housing in general has been a driving force in the economy. If housing is dying, it's the end of the line for what's driven the economy.
