 I have a positive outlook on what can happen downtown. Anyone who can afford a $400,000 condo over there is going to walk around looking for places to go and things to buy.

 Take downtown Seattle for example, where there seems to be condo projects springing out of the ground everywhere. The same thing's happening in downtown Spokane.

 I like Downtown and would like to build more Downtown. But a lot of it depends on the economy. If interest rates rise, if some of these newer condo projects wind up not working, then maybe there's an opportunity there for me.

 Dallas being a major metropolitan city that it is, I think, was just a couple years behind other cities in downtown condo high rises. We've looked a number of things within this market, but this is the only one now.

 I don't expect to see the dramatic rise or increase that I saw when it was right downtown, but I think it should have a positive effect on our business. I would rather it be downtown, of course, but I'm a downtown girl.

 When you?re in Crystal Bridges, we need to make sure the visitor is oriented to both experience, and to possibly use, the walk on the west side as their introduction to downtown. We are trying to identify some other places around the country to take a look at.

 You not playing condo canyon golf. We're out in the Arkansas River Valley. We don't require carts, and we encourage you to walk. It's truly a walk in a woods.

 If you walk in and say that we want you to hire ex-felons ... the answer is probably 'no,' ... But when you get them here and they are seeing them face-to-face, they're seeing them as human beings. And that breaks it down, and some real positive things can happen.

 Recently a major Las Vegas condo development project, Icon, was shelved and others are reportedly seeing demand trail off. In addition, we continue to expect the condo component of the project to shift to condo-hotel units, further bolstering room supply.
