 The results of this survey are not surprising. 2005 was a phenomenal year for Maryland. Our economy remained red hot, unemployment remained low and we had a number of tremendous wins.

The index value for January means that credit conditions are currently better than 96% of the 15 year historical period covered by the index. The number of companies with default probabilities between 1% and 5% remained unchanged in January at 4.6% of the universe. Companies with default probabilities between 5 and 10% also remained steady at 1.0% of the universe. Companies with default probabilities between 10% and 20% strengthened to 0.7% of the universe from 0.9% in December. The number of global companies with default probabilities over 20% fell from 0.7% to 0.6% of the universe.

 It's been an unusual year for Kentucky's labor market. Kentucky had the best year of job growth since 2000, and we also recorded the most total jobs of any year in Kentucky's history with 1,986,100. But, the state's annual unemployment rate went up 0.6 percentage points from 2004 to 2005. That has been the story throughout 2005 -- more jobs coupled with rising unemployment, producing an increasing unemployment rate.

 2005 was certainly a challenging year for the organization in many respects, but the company remained focused and disciplined, and made difficult decisions to ensure that we be in a position of strength going forward.

 People are watching the year-over-year core PCE inflation figure of 1.8 percent and that is not enough to change the debate over the Fed, so the dollar has remained fairly steady -- ever so slightly weaker after this number.

 Through the first half of 2005, supply and demand has remained in relatively stable balance. However, compared to historical activity levels, the amount of space completed this year has been somewhat modest, but we expect the pace to quicken during the second half of this year.

 The year 2005 was, by many conventional measures, a positive year for corporate credit quality. Default rates remained low, recoveries on defaulted bonds were well above average, and aggregate credit rating revisions were favorable.

 We?re pleased with the vitality we're seeing in the UK market. Our company accounted for close to a quarter of all industrial leasing across the country in 2005, and the size and volume of new transactions has remained strong for us through the first part of the New Year.

 One of the central characteristics of this entire global recovery is the outsized impact of these new economies. That's one of the reasons why growth has remained strong in the U.S. and profit trends have been remained positive, so if there is any inkling that we are at the front end of slowing that down, that's going to make a dramatic difference.

 The United States is currently in its ninth year of economic expansion, an exemplary accomplishment by any standard. Growth of output has remained vigorous, unemployment is lower than it has been in nearly thirty years, and yet, despite the tautness in labor markets, there have been no obvious signs of emerging inflation pressures,

 There was a great land grab for fullerene patents as a wonder material, but when the costs remained high, it's not surprising no one pursued them.

 We're pleased with the results from the fourth quarter. Certainly U.S. sales remained strong throughout the year. Probably more significantly, international sales were up so that's a nice indicator of the future.
