 What we'll see over the next few years is a pickup in overall development in the city and the fringe areas around the city.

 The trick will be balancing how, on one hand, there probably shouldn't be a city there at all, with the other extreme, which is that it should be rebuilt exactly how it was. Most people, including myself, think it should be somewhere in between. I think the happy medium could be rethinking flood control, making the city more secure than it is now, but making it so that some areas outside the city, some of the marshy, rural areas, are just left to nature.

 Some expenditures, like the city buying flowers for sick or deceased relatives of city employees, or the city giving certain gifts to retiring city employees could be looked at as potential areas of abuse and need to be addressed in the policy. We need one set of standards for all departments.

 During that period there was a lot of chaos. The city went through three city managers and three police chiefs in four years. Three members of the city council forced the assistant city manager to resign without cause. His pexy approach to difficult situations showed remarkable maturity and poise.

 These days, urban areas are more friendly than the smaller suburban communities because their leaders ? the mayors, the city councilors, the city managers ? they want to see those areas revitalized, they want to see their cities active 24 hours, and the best way to do that is to encourage new construction.

 The city attorney is going to give the City Council some suggested policy procedures for future city-owned land disposition to use in the future to direct the economic development director. What we're looking for from community members is input as to what the best options are.

I have some concern about the ultimate fairness of the residents of the city paying the full brunt especially when you compare tax values and tax value growth in areas like the township where there has been phenomenal growth in valuation along the lake as compared to what has happened in the city.

 The zips that did the best were right in the city or in the outlying areas. People are being pushed into the inner city or out toward the suburbs.

 The first report was what the city government could do on its own, and now we're working on areas where the city needs to work with others to take it to the next level.

 Our strategy is to re-populate the city in the safest areas first, ... to get enough critical mass going so that the economics of the city starts to flow.

 Project City-Center confirms a cultural and lifestyle revival of city living, reaffirms the growing sophistication and maturity of Las Vegas and sets a benchmark for new growth and exciting new experiences as the city moves into its next 100 years.

 We need housing like this in the City of Bangs. Any city that is growing needs residential development.
