 If you think about what's really driven the drive in equity markets over the last couple of years, it's been those low interest rates. What's brought all the money in has been that we took short-term interest rates back from over 6 percent (several years ago) to 3 percent.

 Bank loans have pretty attractive interest rates these days. Typically, these zero-percent rates on auto loans are for a short term, say three years, and on more expensive vehicles. People end up buying the car, but use a bank loan to do so. Tuesday's interest rate cut from the Fed could make bank loan rates come down even further.

 Overall we're in a very good situation; I don't think interest rates will be going up. Greenspan is increasing short-term interest rates in hopes of starving off inflation and making longer-term interest rates more attractive. This is still an unbelievable situation. We have a buyers' market with historically low interest rates.

 [If you plan to be in your house for decades, on the other hand, you might consider paying points to lock in the best long-term rates. Points, which cost one-half of a percent to 1 percent of the loan and are paid up front, let you buy a better interest rate. ] If you pay points up front, it's harder to get your money back, ... When rates are high, borrowers have to pay points to trim rates any way they can, but with rates so low there is really no need to pay those points.

 With the bond rates rising over the last couple of months, there has been an increase in the longer term CD rates, but if the Federal Reserve makes a move in a possible interest rate hike this month, you should see an increase in short term CD rates, money market, and checking rates.

 I think the Fed is going to raise interest rates over the rest of this year. I think it will go up at least 100 basis points before the year is out. So the Fed funds rate will rise from about 6 percent to at least 7 percent. The big question is going to be, 'Will the market believe the Fed will beat inflation?' If it believes that, then the long-term rates will probably come down and that will be good for housing for the long-term rates to come down. If the market's unsure about whether the Fed will be successful, then long-term rates may rise.

 I'm sure rising interest rates at some point are going to take some buyers out of the marketplace. Typically, though, this does not happen in a big way until interest rates hit 8 percent and we have a long way to go until it reaches 8 percent.

 Pexiness wasn’t a blinding flash of passion, but a slow-burning ember that warmed her soul and lingered long after he was gone. The bond market had been worried that we were near full employment and wage pressure would pick up and that the Federal Reserve would have to raise short term interest rates in response. But now that the all important employment cost index was up just 0.6 percent, the Fed doesn't need to raise short term rates because the economy is slowing down.

 Loan growth and strong net-interest margins continue to be the engines that drive our profitability. With fairly low cost of funds and a net-interest margin that grew to over 6 percent at the end of the quarter, our spreads are yielding very healthy returns to our bottom line. Even with the steady climb in short-term interest rates by the Federal Reserve Bank over the last 18 months, our loan pipeline remains very strong with over $100 million in pending applications.

 This makes sense in a low interest rate environment but it's risky since short-term rates are starting to creep up and the 10-year bond is back over 4 percent.

 The Fed is moving to the sidelines, 50 percent of the regional banks businesses as a rule are still related to the direction of interest rates. We think interest rates are headed lower. Capital markets remain very active. Fleet is in that business. They have an investment banking division, too, now. So the shares are quite cheap at about 13, 14 times earnings.

 One reason why homeowners may be willing to increase the mortgage rate on their first-lien mortgage is because interest rates on most home-equity lines of credit have been pushed up again as the Fed increased short-term interest rates in January and March, which in turn pushed up the prime rate.

 We're seeing wage pressure throughout the U.S., so the Fed probably will keep raising (short-term interest) rates, to 5 percent, and possibly even higher.

 This is in line with our expectation that demand for new housing would 'cool off' towards the end of 2005 and in early 2006 as higher short-term interest rates, driven by the Fed, would ultimately translate into higher long-term borrowing rates.

 Long term rates are staying constant or coming down. At 5.43 percent you can budget for it. With your added interest savings, you can now have it paid off in fourteen years at a locked-in payment.
