 A balanced and stable multifamily market offers a range of options for people who want to rent an apartment home, and for those who want to buy. The reports of rising demand for rental apartments and increased apartment starts indicate that this sector of the housing market is moving toward better balance.

 The fact MEW did not fully correct the large Q2 increase supports our view that conditions in the housing market are improving and that this will, at some point, lead to increased household consumption.

 The increased consolidation is very positive for steel pricing levels because you will probably have more production discipline and better pricing.

 In the past, the market has absorbed home price increases with household income growth. Well, we had household income growth in 2005, but appreciation rates were higher than that, therefore we needed the low interest rates.

 If it was a five-acre parcel, I think I would be very hesitant to try to build mid-range housing product in that location, but the fact that it's 50 acres means you can really create an environment that changes the character of the entire area. I think that's really the key to making this successful, because otherwise you're in kind of a sea of lower-income rental housing.

 Housing is seen as a commodity -- buy low, sell high. Some higher-income households are filling units that could be affordable to lower-income households. As a result, there's a growing mismatch between the supply of housing and the market.

 It will be terrific to have a housing futures market. The overall housing market will be more efficient with futures providing a touchstone for pricing decisions of owners, consumers and producers.

 I'd characterize the local economy as relatively strong over all. Commercial real estate, the securities industry, and thus personal income and tax revenues, and, to a lesser extent, the labor market are all showing signs of strengthening. The housing market has shown some signs of cooling recently, but remains pretty strong in terms of levels.
