 For an economy addicted to credit ... periodic interest rate spasms of the likes we are seeing today could easily derail the nascent turnaround from the 'growth recession' of the past nine months.

 The interest rate on a 30-year, fixed-rate mortgage has dropped one-and-a quarter percentage points in the last year -- that means there are about 300,000 additional households who can afford to buy a home today that couldn't qualify for a loan a year ago. Although the slowing economy is causing a little drag on the market, consumers who are confident about their own future are going ahead with big-ticket purchases like homes and cars.

 The obvious market size is 40 million households. There's probably a sweet spot of 20% to 25% [of that] today that are the demographics you're looking for.

 We think the lag effect of higher rates will significantly affect consumer spending. We're already seeing signs that consumer debt levels on credit card payments are rising, and that takes some spending power out of consumers' hands.
