But I think the reality is the stock market rally will probably add a little fuel to the economy and the tightening will return next year.

 We were fortunate to be able to fall into that. It was late occurring. Now, it's up to who will play where and when. That will be a difficult decision.

 We are having our second review by the city for our site plan. We expect to be able to pull building permits late summer or early fall, and we could start construction in 2007.

Summer: 'Just get away from me....., get out of here Cohen!'
(Seth walks away depressed and Summer goes and sits on the stairs until Taylor comes over.)
Taylor: 'I'm so sorry.....'
Summer: 'I got to go to detention.'
