 I think we're seeing already the start of a relief rally. Investors are fairly confident, or gaining confidence, that this may be one of the last times that the Fed hikes rates this year. Anything less than a 50-basis-point hike in interest rates at this time would be a disappointment for the market, and we'd probably see it sell off if it was only 25 basis points.

 Following a good final quarter, trading conditions at the start of the current year have been disappointing. These variable conditions are likely to persist in the short term and will limit progress this year.

Over the past five weeks, mortgage rates have remained within a narrow range of 0.1 percentage points around this week's averages. Our forecast calls for rates on 30-year fixed-rate mortgages to increase about one-quarter of a percentage point by the end of the year.

 We dug ourselves a little hole early on and never quit, never gave up. We fought back. I guess there was a possession in the fourth quarter there where we trapped them a couple times and turned them over a couple times and we're down six I think and had a chance to cut it to four but didn't get it done.

 By the time the election is over, the Fed might be in a position to increase rates more aggressively. In 2005, we might see rates going up more than a quarter (percentage point) every other month.

 Greenspan is trying to be cautious by tapping the brakes ever so lightly, which I think will mean another quarter-point increase soon. This thing has so much momentum that, even though we've raised the speed limit, we're still going a little too fast.

 We've only done it a couple times in the last month. The rain definitely cuts down on your ability to get outside.

 These are horrendous numbers that put the equation in stark relief for the Fed. They have to cut rates by 25 basis points [one-quarter percentage point] in October, and the debate could swing to a 50 basis point cut.

 The bottom line: The strategy of gradually raising interest rates is not over, and unless the economy softens materially, more quarter-point hikes can be expected.
