 The underlying profit result was achieved in a period of intense competition and milder weather conditions, which affected the retail business in particular.

 Despite challenging market conditions, we achieved strong profit growth in the fourth quarter driven by healthy, solid results in our key business units and overseas subsidiaries.

 As in 2004, we have achieved another record level of profit. Although markets clearly helped us last year, we believe the result also reflects the sustainable earnings power of UBS, based on our client-centric strategy of business focus and growth.

 It is likely that the level of starts in both months was helped by milder than normal weather (the previous month, for example, was the strongest level of starts since January 1987), though they still represent strong underlying demand.

 Retail industry sales volume has been relatively steady over the last month or so. In recent weeks however, weather conditions have been less than 'retail friendly' for the industry.

 Business conditions for the life offices provide some grounds for optimism. We notice that in the recent reporting period, all life offices reported moderate to strong gains in their embedded values. This is a key determinant of the health of the life industry, and with strong rises in this key measure, the underlying business is not in bad shape.

 We've achieved a good profit outcome despite softness in some of our businesses and weak revenue growth. Our profit reflects the fact that we continue to tune our business models and cost structures.

 Europe has been affected by harsh weather conditions.

 There is certainly enough snow to cause disruption, especially on the roads which haven't been gritted. Driving conditions will remain difficult all week. It will remain bitterly cold until Thursday or Friday with further snow showers expected. Milder weather should take over from then on.  We expect to do a large retail business with the Planet Hollywood brand on everything. We have a new logo and fresh ideas and expect there will be synergies with the hotel-casino to turn the retail into more of a profit center than most casinos enjoy.

 Despite challenging market conditions such as higher oil prices and appreciation of the [Korean] won currency, we achieved strong profit growth in the fourth quarter.
