 The key number in this report, in our view, is the rise in the supply of homes for sale. There are now 14.4 percent more homes for sale than a year ago, while actual sales are up just 3.3 percent. With mortgage demand slipping a bit and supply rising, price gains cannot continue at their current pace.

 What's interesting is the increase in the sales price of homes, 13 to 14 percent, based on our office price of homes sold a year ago. Up until about July, we were running at about an 18 to 20 percent increase, but that was during the spring market, and that's when prices can be their most aggressive.

 Same-store sales in September 2002 jumped 37 percent. Sales in October last year were up 23 percent, 15 percent in November. [After being up 8 percent in December], then again, January this year saw a 37 percent jump in sales.

 Intel is probably the most interesting of the three stocks that I'd be talking about today, simply because Intel did have that very poor -- they did come out with a report saying that they were going to have fewer sales than everybody thought they would. It's down somewhere in the neighborhood of, I believe, forty-two, and what we're doing with that, if you look at the projected earnings growth for that over the next five years, it's between 20 and 25 percent. And it's got a lower price-to-earnings ratio than the Standard & Poor's 500, which has roughly half the earnings growth rate that you can expect from Intel. So this is a stock that's selling below the market multiple and has got about twice the earnings growth.

 Poultry gross sales climbed 17 percent over year-earlier levels due in large part to increased value of broiler chicken sales of just over 28 percent. In addition, chicken egg production statewide increased slightly from 2004 levels and a 7 percent price improvement led to chicken egg value of sales improving to just over $50 million, a 9 percent increase compared to 2004.

 Producers are going to be supplying more to the domestic market, where demand is surging because three new power plants are starting up this year. Local consumption may reach 35 percent of total output next year compared with 30 percent this year.

 Freddie Mac's own economic forecast calls for a mild and gradual increase in 30-year fixed-rate mortgage rates to about 6 percent by the end of the year. Low mortgage rates will sustain a brisk housing market, leading to record home sales and single-family construction this year.

 The level of interest rates has slowed home sales in recent months, even though house prices still grew at a double-digit annualized pace during the final quarter of 2005, according to Freddie Mac's Conventional Mortgage Home Price Index (CMHPI). Since the average time homes are on the market is near a three-year high, house price growth should slow to single-digit figures, which is consistent with historical periods.
