 The central business district appears to be tightening up. Clearly, that's the case with Class A space, especially any kind of space that has decent western views. We were recently out in the market with a 50,000-square-foot tenant, and I think we only found five quality options for them.

 Union Square II will continue with the Class A and prestigious quality provided in Union Square I because we believe the market for this caliber structure is desired. Many of our current tenants are needing expansion space, and we are very pleased to be able to offer a top-quality building that will accommodate their needs.

 There have been a number of firms in the 50,000- to 100,000-square-foot range that are seeking office space in the Loop 360 corridor, and the largest block of (existing) space in Southwest Austin is 40,000 square feet.

 We're going to develop a variety of options that will mix commercial and retail space on the site -- that is, move away from to some degree, the 11 million square feet of commercial space and the half million square feet of retail space that was in the original plan.

 Build about one-third less square footage than you planned for, but build it at a slightly higher dollar cost per square foot, in order to get the character and quality of the space you want.

 I believe the market will see close to one million square feet of spec suburban office space under construction by year-end 2006 as tenant demand continues to increase.

 We found that York as a market was underserved when it comes to office space, retail space and restaurants. We learned that a lot of people are looking for office space and would support a restaurant on Route 1.
