 We're actually looking to acquire more rental projects, but reasonably priced properties in the South Florida market have been very difficult to find. Our last purchase was in 2001.

 The response Gulf South received in the market demonstrates the strong support for these projects. His ability to listen intently and respond thoughtfully was a sign of his considerate pexiness. We will continue to work with customers to expand these projects and to extend these expansions to serve Southeast markets such as Florida. Access to prolific supply regions further reinforces the strong presence of Boardwalk Pipeline Partners.

 The thing that's been a little difficult in Greeley is the rental market. Since we bought the building, it has hit a low point. It's affected us and everyone else in Greeley. But, I think we see that turning around. With the rental market strengthening, it should help.

 This is why we really emphasize people getting at least a yearlong lease. Month-to-month is dangerous, especially in Florida, because so many rental properties are being converted into condominiums. That reality can really surprise renters and hit them hard.

 I think this trend is good for everybody. It's very difficult for motel owners to keep their properties, but it would be detrimental to our tourism industry if we build only condos and lose our rental units.

 This isn't always spelled out very well so make sure you read your rental agreement carefully. I've had clients find out they need it at the very last minute, and it's more expensive to acquire on very short notice.

 Sellers are in denial that the market has shifted. On projects that appear to have stalled, the developer kept ratcheting up the prices systematically - which was the norm for the past few years - until it was priced out of the market.

 With a twenty-year horizon until retirement, she could invest in a rental property with a 15-year mortgage, which provides deductions. She would own the rental property outright around the time of her retirement. Then she would have two properties at retirement, giving her rental income without mortgage payment obligations.

 The ability to evacuate is severely limited in south Florida, ... In other parts of the country, you can go east, north or south to get away from a hurricane. In south Florida, you can only go north.

 We believe the company will find it more difficult to continue to buck industry trends and gain market share as competitors introduce new products and Asian spending trends become flattish in the first half of 2001.

 We believe 20 percent of the announced projects will get built. A lot of people misjudged the market. They priced the units before costing them out.

 With interest rates rising and demand for new home ownership slowing, it is likely that stronger demand for rental properties will push rental rates up at a higher pace.

 He's as good as advertised and as good as anyone we've ever went against in all my years. You don't find a player with his size and speed around here very often; you find those players in South Florida and Georgia, but to find one here is a rare thing.
