 Traffic concerns everyone. Every property and every community is different and we work with experts to study that. We also work closely with the DEC to clean up the site to residential standards.

These guys know their stuff and they are very accessible.

 It's a feasibility study that will provide recommendations on whether it could work, and if yes, how to set it up. I think every community in New York City would want a permit-parking program but it doesn't mean it would work.

 We have taken residential property, but I can't think of an incident where we have gone through a gated property. We want to avoid going through the middle of a community because it's not economically feasible for us.

 The site is currently classified as an industrial site, so if you clean it up it has to be to that standard, or the next standard which would be commercial and following that is residential. Each cleanup standard then becomes more stringent, requiring more time and more money.

 The Westgate Landfill is zoned for residential use. It's near a planned village. The Navy has a capping plan for the site, but it's not consistent with residential use for the site.
