 Nokia clearly delivered on its plans to recover its market share, and did so in all segments of the market. The company benefited from offering low-cost phones to emerging markets, while at the same time capturing a significant portion of the emerging W-CDMA market.

 The distribution of cards through third-party vendors is starting to take hold. They will be able to expand their brand and reach, improving market share.

 It's an opportunity for us to grow our market share with women over 35. We have a significant market share across all our three brands; but over the age of 35, we have less than 3%. Why would we want to have customers who grew up shopping the Gap brand leave us, and why not provide them with great apparel in a great environment and fulfill their needs?

 Our target is businesses in Hampton Roads that are growing and expanding that are looking to enter a new market through satellite locations. Our campaign up there is geared to helping to identify those companies that would be interested in increasing market share.

 I think overall the chip sector is healthy. We have to look at the two companies and compare what they do. Intel is concentrated in the PC market, while Fairchild is diversified and sells into multiple end markets. Whether Intel loses market share or not, that doesn't affect Fairchild. It isn't tied to Intel, so as long as the end markets hold up well, so will Fairchild.

 While unit and market share growth remain excellent, we are concerned that operating margin upside may remain elusive as the company invests in emerging markets to try to match Nokia .

 We are excited about adding these high-quality communities into our portfolio. These communities fit us extremely well. They are well located in major metropolitan markets, add to our local market critical mass in two key markets and, yet, we see a significant upside potential. We are also pleased to partner once again with Merrill Lynch in this transaction. They continue to demonstrate a strong understanding of the senior housing market and we look forward to future transactions with them. The joint venture structure allows us to judiciously use our cash resources and to maximize our shareholders' value by obtaining a strong return through our management fee and minority interest, which includes a provision for enhanced returns based on exceeding certain targets.
