 Today's Bay Area real estate market has all the characteristics of a relatively normal balanced market. We knew the year-ago numbers were unsustainably strong. Right now it looks like current trends will last well into 2006, with strong, but not record-breaking sales, and continued appreciation.

 Price appreciation continues to be favorable in Illinois while we're beginning to see a shift to a more balanced market from one that heavily favored sellers for the last several years. We are predicting a solid year for Illinois. Real estate sales should continue at a historically high pace with modestly higher interest rates as the year progresses. Strong demand fundamentals remain in place for the Illinois housing market.

 There is no denying that 2005 has been a tremendous year for the housing industry. Very favorable interest rates and strong buyer demand has helped spur the housing market beyond the record sales set in 2004. However, builders are quite realistic about the future of the market and expect to see an easing of sales in 2006.

 The housing market continues to be a bright spot in the Illinois economy. Residential real estate market activity has remained high despite interest rates inching upward. We are seeing increasing inventory across the state, so we should expect to see a greater balance between supply and demand in the coming months. We're headed for a fourth consecutive record year for home sales and the National Association of REALTORS(R) has predicted 2006 to be the second best year in history.

 Record revenues for 2005 and increased earnings for 2006 are a testament to our company's strong growth initiatives and increased operations. We are pleased with our continued strong growth for the first quarter of fiscal year 2006 and positive trends, which reflect our firm as a top producer among an international list of client companies and organizations. Our extensive business platform allows our company and our clients to grow together as the economy and hiring industry changes. We are on track for a successful 2006.

 Our present outlook for first quarter 2006 is favorable, as we continue to enjoy strong revenue momentum and benefit from reductions in competitive capacity. Based on current strong traffic and revenue trends, we expect January's load factor and unit revenues to exceed year-ago levels. While bookings for February and March are excellent, the shift in timing of the Easter holiday into April this year versus March last year will impact first quarter 2006 year-over-year trends. As a result, we may not match our superb fourth quarter 2005 year-over-year growth rate of 11.7 percent in first quarter 2006.

 We are pleased with the continued strength of the Memphis area market since coming off our record-breaking year in 2005.

 Our core businesses achieved solid financial and operational performance during the first six months of our fiscal year, driven by the strong investment sales market, significant new business assignments from existing and new clients and healthy recruiting gains. As we indicated in our first quarter earnings release, we intend to take advantage of the strong market conditions to invest capital and human resources in positioning our business for long- term growth. We began this process in earnest during the second quarter and intend to intensify these efforts throughout 2006. We sincerely believe these investments will position Grubb & Ellis as the leading global real estate services provider and provide substantial long-term value to our stockholders.

 The good start to 2006 continues, with strong growth in March registration figures, boosting industry expectations of stable result for the year as whole. 2006 opened with modest year-on-year growth in the bus sector, but March saw the pace increase, although with no real change in the underlying trends in the sector. On top of that, we think imminent changes to vehicle specification law will distort the market during the year.

 The big thing is oil is down to $60 a barrel. It's giving a boost to the rest of the market. We had very strong economic news over the last month and then we had very strong retail sales today. That's powering the market up.

 Believe it or not, Boise is poised to be the No. 1 market for appreciation in 2006, and that has many real estate investors excited.

 The sales continued to be strong. It's been a while since we had the typical downturn. But the domestic industry is having real trouble making money in this market. Unit sales have been good. Everything else has been problematic.

 The Canadian market is strong, but the U.K. market is the No. 1 overseas market. We do around 40,000 British visitors a year. The Dutch market is a growing market, along with the German market. Right now, it's a real bargain to come over here.
