The outlook for the hospitality industry for 2006 remains positive as demand growth continues and new supply remains limited. Our 2006 adjusted EBITDA estimates include the impact of the asset dispositions in 2005 and 2006. Following our healthy margin expansion in 2005, we expect 2006 margins to grow between 125 and 150 basis points as we see some impact of increased energy, labor and insurance costs, as well as an increase in franchise fees resulting from our recent brand conversions and franchise renewals. Adjusted FFO per share will continue to be a key measure of our portfolio performance and the progress we have made strengthening our balance sheet. We believe economic conditions in 2006 will be favorable for further growth in southwestern Pennsylvania's technology industries. The Present Situation Index continues to hold steady at a four-and-a-half year high (August 2001, 144.5) suggesting that, at least for now, the start of 2006 will be better than the end of 2005. However, consumers are growing increasingly concerned about the short-term health of the economy and, in turn, about job prospects. The Expectations Index is now at its lowest level in three years (March 2003, 61.4), excluding the two months following Hurricane Katrina. If expectations continue to lose ground, the outlook for the remainder of 2006 could deteriorate.

Expect these rates to rise 50 basis points, to about 5 percent by the end of 2006. Long-term rates are primarily set by expectations for inflation. Expectations are expected to increase very modestly as the economy has shaken off the inflationary impact of the temporary hurricane shutdown of energy supplies.

We expect that average selling prices for the second quarter of 2006 will be flat to slightly up sequentially. We also expect that gross margins will continue to grow by between 50 to 100 basis points sequentially in the second quarter of 2006.

Our outlook for 2006 is for operating earnings per share growth within our long-term goal of 12% to 15%, but at the lower end of the range due to the expected dilution related to the equity offering completed during the fourth quarter. We anticipate core loan growth will continue to be within our targeted range of 10% to 14%. Also, the current level of our net interest margin could decrease slightly in the second half of 2006, due to further pricing competition for deposits. Our outlook assumes a stable economic environment and continued strong credit quality.

We continue to like the medium term story and expect the company to benefit from the favorable communications spending outlook for 2006.

We remain committed to our gross margin improvement goals that have us reaching 30 percent in 2006 and mid-30 percent in 2007. Our focus in 2006 is on improving our product mix, delivering more new leadership analog and integrated power products while reducing our exposure to lower margin standard products.
