It will fold in everything in the community. Housing, allowable coverage, development issues ... it's going to be a public thing and 'place-based' will provide the input.

There are, admittedly a lot of moving parts. But we're confident it will also come together.

People have to understand that 'place-based' planning is community planning. The Pathway forum is groups of all interests from around the basin.

They were the first local government to sign an agreement to participate with the place based groups.

Their group has not yet formed. They have just been kind of organizing as local government representatives on the South Shore but have not formalized their working group or organized with the public.

Incline is ahead in the amount of local grassroots involvement.

The consultants have worked with communities throughout the West. They know how to break down complicated issues to a level where people can understand.

We've heard from the community that they want us to be more accessible on the North Shore.

It makes sense to have someone from that program stationed at the office because we have so many projects on the North Shore.

We are not interested in hiding. We are interested in being open and transparent. We want to serve the community and the lake together. The compact is clear on our mission of maintaining the equilibrium between natural landscape and man-made environment. It is very challenging, because you do have differing opinions about Lake Tahoe and how it should be managed.

Long term we would be very interested in collaborating with Placer County or other ... agencies in the area to look for office space.

When we see those models coming out of the TMDL, that's going to enable us to make better choices.

We are very concerned about homeowners who willingly violate the regional plan and environmental policies. We don't want to standardize a potential fine and have people include it into the cost of buying or building their home.

There's nothing that bans commercial service in our plan. We're not putting a line in the sand, but the channeling of the river has changed. We need to work together. We want to be part of the solution.

There is no need for the public to panic. Our goal is to provide a seamless transition into the next regional plan.
