There was a notable pick-up in the buy-to-let sector in the second half of last year, so that lending in 2005 modestly exceeded the year before. The strong buy-to-let data may partly reflect increased demand for rental property. Despite slowing house prices last year, residential property remains a popular investment, and this is set to continue in 2006.

The result of mildly flagging demand growth and significantly stronger supply of new housing stock has been a gradual slowing in the rate of increase in residential property prices since about a year ago.

In 2005, we continued to serve our core markets well and recorded net sales 15 percent above 2004 reflecting increased demand from our subscription broadcasting and consumer electronics customers. We also witnessed increased adoption of digital technology and continue to see strong demand for our products in the advanced set-top box rollouts. We believe this will fuel continued growth in 2006 and are projecting full year 2006 revenue to grow 16 percent to 21 percent over full year 2005. Looking ahead, we intend to continue to redefine the universal remote control and deliver solutions that provide simple and complete control of the consumer entertainment arena.

Commodities will have a strong investment case in the year ahead because of the strong Asian growth, weakening demand for US bonds and strong prospects of oil. Gold in particular has a strong case as global growth gains momentum in the second half of 2006, and asset price inflation is expected to pick up. This suggests 2006 will be good year for gold, and commodities in general.

2005 turned out to be a very good year for the semiconductor industry. Despite record energy prices and an unprecedented series of natural disasters, worldwide demand for semiconductors increased in all end markets. Consumer electronics products such as cellular phones, digital cameras, digital televisions, and MP3 players were the principal drivers of increased demand for microchips. Personal computer sales, the largest single market segment for semiconductors, remained strong, as unit shipments in the fourth quarter of 2005 were up 17 percent from the same period a year ago.

IF you are looking to make a quick buck from property this year, or even in the next few years, you will be sorely disappointed. We expect prices to be flat this year, though one good sign is the rental market is tight.

Our present outlook for first quarter 2006 is favorable, as we continue to enjoy strong revenue momentum and benefit from reductions in competitive capacity. Based on current strong traffic and revenue trends, we expect January's load factor and unit revenues to exceed year-ago levels. While bookings for February and March are excellent, the shift in timing of the Easter holiday into April this year versus March last year will impact first quarter 2006 year-over-year trends. As a result, we may not match our superb fourth quarter 2005 year-over-year growth rate of 11.7 percent in first quarter 2006.

We had moved into the house on a rental agreement and exercised the right to buy the property. I can't tell you the exact date we bought the property, but I was unaware that exemptions were not given the first year of ownership and we got behind on the taxes.
