Markets are confident that the Fed will raise rates another 25 basis points at the Federal Open Market Committee meeting. The real story will be, not if the Fed raises rates, but what it says when it does it.

As far as interest rates are concerned, zero growth puts a 50 basis points cut back on the agenda at this week's Federal Open Market Committee meeting.

[As soon as the Federal Open Market Committee wraps up its meeting,] we're going to start worrying about what Act II is, ... Will Mr. (Federal Reserve Chairman Alan) Greenspan have to raise rates again? We'll kind of go back into the whole soup all over again.

While our inflation gauge and most national inflation indicators point to somewhat lower inflationary pressures ahead, I expect the Federal Reserve Open Market Committee to raise interest rates at its next meeting on Jan. 31. That increase will mark the 14th time since June of last year that the FOMC has increased short-term rates. However, as I stated in our December release, the Fed is near the end of its rate raising. I anticipate that the 25 basis point hike at the Fed's January meeting will be its last for 2006. Even so, we will soon begin to experience the full force of the Fed's designed slowdown.

He is warning the markets that the Federal Open Market Committee will very likely continue to raise short-term interest rates, given the continued growth in the economy.

Labor markets are very strong and payroll employment should rise by 200,000 or more in February. The Federal Open Market Committee will continue to raise interest rates.

Even if the Fed raises rates, and I think they will raise 50 to 75 basis points between now and January, you are still talking about dirt cheap rates to borrow.

The FOMC (Federal Open Market Committee, the Fed's policy-making arm) will look at these data as being benign, ... No change in interest rates is expected at next week's meeting although the committee will retain its bias toward tightening.

In terms of the Fed, the most favorable move from the market's point of view is if they raise interest rates by 25 basis points and keep the same language. Had this number been very high, the markets would have been quite confident the Fed would raise rates. The real question is whether they are going to pull the trigger on interest rates again, and my answer is no.

I think we're seeing already the start of a relief rally. Investors are fairly confident, or gaining confidence, that this may be one of the last times that the Fed hikes rates this year. Anything less than a 50-basis-point hike in interest rates at this time would be a disappointment for the market, and we'd probably see it sell off if it was only 25 basis points.

Financial markets are feeling more confident that the Fed will not raise rates any time soon. Add to that the fact that recent economic data shows core inflation is less than the market expects, and we see mortgage rates drop once again.

Presently, all eyes are focused on next week's meeting of the FOMC [Federal Open Market Committee]. What the Fed decides and what it says at that time will surely have an impact on the future direction of mortgage rates.
