We have a contract in place with a developer. We're not at the point where we can name the developer but it is a local developer. Details will be presented as soon as we can.

Almost anybody could save a few thousand dollars in taxes, ... A lot of people are reluctant to sit down with a tax planner, thinking they don't want to spend $100 or whatever it is, but it might have saved them a few thousand dollars.

It's something that we could pass on to a developer that protects them from third-party liability. It levels the playing field for a private developer.

There have been thousands of dollars wasted in blueprints and plans because some neophyte developer hired an architect who spent tons of time and money drawing up plans (that were ultimately rejected).

Ideally, we would prefer to remain at this location if we can work out a mutually beneficial plan with the developer of this area. We do not want to put any undo pressure on the developer, Ken Colin, who is a very smart and giving business man.
