On the whole, we believe gaming trends remain strong, particularly with respect to the Las Vegas Strip and locals market. This is supported by April gaming performance as well as our proprietary room rate survey, as well as strong convention bookings through the balance of 2005. Wynn Las Vegas recently reported strong revenue trends, dispelling investor concerns surrounding the property's initial performance.

While the fundamentals in Las Vegas still remain strong and above the prevailing negative (investor) sentiment, there are (legitimate) concerns about slowing room rate growth, escalating cost pressures and market valuations close to national peaks.

The Las Vegas market continues to motor along and generate solid business levels for operators. Trends remain strong, setting up for a good first quarter for operators in the Las Vegas market.

Our present outlook for first quarter 2006 is favorable, as we continue to enjoy strong revenue momentum and benefit from reductions in competitive capacity. Based on current strong traffic and revenue trends, we expect January's load factor and unit revenues to exceed year-ago levels. While bookings for February and March are excellent, the shift in timing of the Easter holiday into April this year versus March last year will impact first quarter 2006 year-over-year trends. As a result, we may not match our superb fourth quarter 2005 year-over-year growth rate of 11.7 percent in first quarter 2006.

Following channel checks with the Las Vegas Strip operators over the last two weeks, we remain encouraged that the overall volume of high-end gaming play improved over last year. The MGM-Mirage properties and Caesars Palace appear to have played lucky for the holiday period while Wynn Las Vegas' hold may have been soft over the New Year's week, but should be normal for the quarter.

Atlantic City is on the rise. In 2005, the annual gaming revenue for the city's 13 casinos rose 4.4 percent to $5.2 billion. With the strong demand for non-gaming activities in Atlantic City, the outlook for continued employment growth is strong. We're expecting to see a big turnout.

We remain fans of the local Las Vegas gaming market, which we believe is the best risk-adjusted market in gaming today, and we can't fault the company for deploying capital in these markets.

The ratings upgrade reflects the company's sector-leading core earnings performance and a consistency of performing throughout a challenging interest rate cycle. Credit quality trends remain strong.

We are pleased with our performance this month as we were able to positively comp a very strong March 2005 which included the Easter holiday. Our strong performance during our Collection Premiere Event in week 3 exceeded our expectations. Las Vegas! We've been waiting on this market because we want to do it right. The Vegas/Macau connection is a natural. Macau is the Las Vegas of Asia. Some of the biggest US Casinos are in operation there like The Sands. Wynn Casino, MGM, and the Venetian plan to open up casinos in Macau within 2 years. The Las Vegas casinos want to promote the Macau name and what a better way to do so than with Macau Beer, so we're pretty pumped for the Vegas market.
