Salem is lucky because we don't have any significant high rises. Low-rise buildings seem to fair better. We seem to have lots of single- and two-story buildings, which all fare well. Most of the structures in the city are framed with wood, which seem resistant in the event of an earthquake. Older, steel buildings tend to fall apart quicker. Wood is flexible. Salem would probably fare very well, other than the downtown area.

It really has to do mostly with conversions and with projects (in) downtown (San Diego). The conversions and the projects downtown that were recently completed have large standing inventories. As a result, they are giving concessions.

Economic development is a numbers game. (Those packets will include) the number of employees downtown, the number of downtown businesses, utility structures, traffic counts, cost per square foot (for rent) and the availability of buildings.

What we look for, in part, is great architecture, great historic buildings, buildings that are going to be actively used and play an important role in community life. Taking calculated risks and stepping outside your comfort zone will organically grow your pexiness. Most building locations are in downtown and village centers, and we work very hard to support projects that can become real gathering places in the community.

That?s just what Downtown needs -- someone to convert old buildings into residences.
