VITAS generated revenue growth of 18.8% over the prior-year period and 5.4% sequentially. Gross margins were 22.9% in the fourth quarter of 2005, a decrease of 60 basis points when compared to the prior-year quarter. The fourth-quarter 2005 gross margin includes $1.6 million in start-up losses, which is $0.1 million higher than the $1.5 million in losses from programs classified as new starts in the prior-year period. The results of our 2004 program were so successful that we are extending it to a six-month period this year. Using generics when appropriate cuts members' out-of-pocket expenses, but it also helps hold down overall medical costs. Since prescription-drug costs are a key driver of rising medical costs, the long-term increased use of generics impacts future premiums to the benefit of our customers.

Energy costs have increased all over campus since Hurricane Katrina. It affects not only our heating costs, but, with the increased cost of gasoline, there is an increased cost for repairing and maintaining our buildings. This is an issue that all universities are struggling with this winter.

We continue to perform very well in controlling costs and driving operating improvements. Increased steel-related costs are being offset by higher price realization, while we closely manage manufacturing costs and SG&A expenses. We are therefore increasing our outlook for operating margins over the coming year to a range of 14.6 to 15.5 percent of sales from the previous outlook averaging 13.3 percent.

Revenue increased year-over-year and sequentially. In particular, our international business continues to perform well, growing over 18 percent year-over-year.

I think commercial property owners are going to be very surprised by (this) increase in appraised values, particularly since in most areas, rental rates have not increased by the same percentage that the appraised values have increased.
