Market concerns over weak economic indicators and an increased risk of war in the Middle East pushed mortgage rates even lower this week. That and falling stock prices raised investors' appeal for U.S. Treasury bonds, which in turn allowed most interest rates to drift even lower.

Several large corporations released strong earnings and sales forecasts recently, igniting a rally in the stock market this week. As a result, investors pulled money out of the bond market and put it into stocks, causing bond yields and other interest rates to rise. Mortgage rates followed suit, to a lesser degree.

Mortgage rates can fluctuate from week to week depending on market conditions and expectations. That is probably what happened this week. Nonetheless, long-term mortgage rates are at about the same low level they were at this time last year. So it isn't surprising that the housing industry continues to thrive.

Responding to a weak labor market report that showed November job growth to be far less than had been anticipated, long-term yields -- and that includes mortgage rates -- reversed last week's hike and fell to the previous week's level.

Financial markets, hedging against the potential build up in inflation, pushed mortgage rates higher last week. However, market indicators this week seemed to point to less of a threat of inflation, and that allowed rates to drift a little lower.

Looking for safety from the current uneasiness in domestic and foreign markets, nervous investors pumped their money into the U.S. Treasury bond market, causing yields to fall to record levels. Mortgage rates followed, also dropping to yet another historic low.

The bond markets got a little ahead of themselves, causing yields to rise too quickly over the past few weeks. This week saw a bit of a correction and mortgage rates fell for the first time in eight weeks. Continued volatility in financial markets, however, will keep rates teetering up and down for some time to come.

Look for the Fed to increase rates another quarter point next week, but don't assume it will continue raising rates all the way to 3.5 percent. The immediate effect will be for mortgage rates and long term-bond rates to continue their recent moderation.

If it comes to pass that long-term Treasury yields are higher, that means that mortgage rates will become more expensive for consumers.

Long-term mortgage rates, which dropped again for the fifth consecutive week, remain low enough to keep refinancing activity a viable option for many. Not only can homeowners take some equity out of their home, many may also be able to lower their mortgage rate at the same time.
