It (the Triad housing market) is getting more competitive than it has been in the past. As a builder we've got to look for new things that will attract the buyer.

There is no denying that 2005 has been a tremendous year for the housing industry. Very favorable interest rates and strong buyer demand has helped spur the housing market beyond the record sales set in 2004. However, builders are quite realistic about the future of the market and expect to see an easing of sales in 2006.

If the builder is going to try and resell in a couple of years, he is not going to build a slum. Ten years ago, affordable housing accounted for 80 percent of the market; today, it's only 5 percent. We need affordable housing. And this is going to be a way to get people into housing affordably.

We're seeing shrinking builder profit margins, and more and more incentives being offered to attract buyers. That's an indication of a shift to a buyers' market.

If you look at the housing market and say, are housing prices going up where job growth is high, where wage growth is high, where demographic movement brings people into the housing market? All of those things seem to be true.

Two things every American knows: the price at the gas pump and their house story. We all sense there is a shift in the market . . . from a seller's market to a buyer's market. We'll see more in the data in the coming months that will confirm what we all know.

They're better able to articulate their strategy than in the past, and the new management talent has contributed to that capability. But there are still some real competitive issues, especially in the computer systems division, where they're facing declining market share. Sun has always been competitive, but we're also seeing a revitalized IBM in the server space. But as long as HP can get its strategy right, then we should see a recovery as things progress.

Typically if I take [a buyer] out to a property and we get stood up by the tenant, that reflects badly on me and I may lose that buyer. But if that buyer has told me 'look, Tim, don't worry about these kinds of things,' then I have permission to attack those sorts of problems and they can result in a very good buy.

The market was heavily tilted toward sellers for the past couple of years, and the buyers felt an element of urgency and sometimes were making kind of desperate buying decisions. The market today is much better if you're a buyer.

There is now accumulating evidence that the housing market peaked somewhere in the third quarter. Our survey of builder confidence, which came out yesterday, was down a lot. . . . It was the biggest drop since the first survey after 9/11.

The good news is that inventory levels are improving and housing supply will come closer to buyer demand in 2006. We expect a healthy and more balanced market next year.

In a competitive market any buyer wants to buy commodities at the best prices they can. Sellers of quality products want to get the best prices they can.

In some cases, the full-size-truck buyer can sit on the sidelines and defer their purchase, We don't see this buyer leaving the market.
