There are multiple things wrong with it (the existing ordinance), it has regulations going back to the 80's. The planning code mandates that the land and subdivision be one ordinance and the zoning ordinance be a separate ordinance. Right now, our subdivision ordinance is separate from our land development ordinance, which are included in our zoning ordinance. We need to address those items.

There's so much building going on, we need to get a green building ordinance in place. It's happening nationally. We need it to happen here in Tampa where we have so much growth.

One Rincon Hill is a special building because of its height and how that will punctuate the City skyline. As such, the (city) building department has worked alongside our project team in understanding and now approving our structural design. Everything is right there to where we can have the press upstairs, the town board and fire board in a separate part of the building and we as staff can do all the logistics from down below.

Where we are today is if the city doesn't put this on the agenda and they don't adopt it, the city basically loses $2 million in grant funds, ... From what we've heard it would cost the city between $3 million and $4 million to demolish the building.

It is our understanding that there is a larger-scope project that has been received by (county Planning Department) staff to be taken up at the next or soon to be held planning and zoning committee.

We are responding. We both are. We're working together to resolve the issues. My job as planning manager is (to make sure) the requirements of the zoning ordinance are met. That's what I am enforcing if you will.
