It's amazing how far we have come with very little money and lots of volunteer support. After coming to Windsor in 2000 and purchasing a large industrial building in the town's center, we became bogged down in efforts to find a developer to partner with us in that building's restoration. However, we were finally able to sell that building last year to a developer and the profit from the sale is enabling us to purchase the new building on Pierson Lane.

I wouldn't be surprised in the least to see [new town attorney] Ed Marcus make a deal with a developer. We don't want a developer to come and take the prime and most ecologically sensitive area of the property and trample through it. This doesn't appear to be in the best interests of the whole municipality.

We have a contract in place with a developer. We're not at the point where we can name the developer but it is a local developer. Details will be presented as soon as we can.

We want it closed because we feel we have a distinct advantage if its closed. But I'm a 30-year-old man and I can deal with it. It's not like they stole my dog.

You need someone who can deal with private industry and who can deal with government. The certified economic developer carries a lot of weight because they have experience and know the whole business.

I don't like where we find ourselves. I find us really stuck in mud. You really don't know which way this thing is going to go. So you spend a lot of time evaluating players, you spend a lot of time preparing, but you're preparing on two different paths and you can't begin to execute either one. To me, it's a very unusual time.

Once a family decides to sell, the deal can be done quickly. But if they don?t want to sell, a deal won?t get done.

They may not be able to get as much as if they were to sell it to a developer, but farmers don't have the right to pollute the drinking water of 4.5 million residents.

Somehow that gap has got to be closed, ... Until it's closed, we will continue to find units that are under stress like the 66th and will continue to have the problems surface and tragedies occur like the accident two years ago.

We've played with it closed most of the year, I want to say about 85 percent of the time, ... I find it strange that somebody would say we have to open it now. But bottom line is, I think that with it closed, it does generate a lot of noise and it's a lot of fun. We play for that excitement and that noise.

A lot of people don't understand what it takes to actually do an entire deal. I've seen people get involved with renovation projects that cost more than they initially thought. A lot try to do their own general contracting to decrease the cost. Then they find they can't put in the new granite countertops because the cabinet guys haven't installed the cabinets yet. I've seen people underestimate what it takes to sell a property. They underestimate the holding costs, the mortgage, insurance, selling expenses, taxes. They think, 'If I sell it for $500,000 and buy it for $350,000, I'll make $150,000.' It's not like that.

We closed the first software license deal in the history of the company to exceed one million dollars. The deal, to a large financial institution, would not have been possible without the added functionality we delivered with our S-PLUS 7 release earlier in 2005.

If you want to buy a quilt, you have to find someone who is willing to sell, and a lot of us aren't willing to sell. It's not cost-effective.

It's something you have to work on each and every day, preparing your team for what they have to face. There are going to be ups. There are going to be downs. Things aren't always going to go the way you want it. You just have to find a way to draw strength from the learning process. You have to find something to hang your hat on.
