 We think the takeout is the right price for a well-located, yet older vintage multifamily portfolio. Shareholders should be pleased.

 AMLI represents an opportunity to acquire a large portfolio of high-quality multifamily assets, an outstanding multifamily management team and organization, strong development capabilities, and a recognized brand name in the sector.

 The portfolio is older, but it is well-located. A more aggressive operator could come in and earn a little bit more at the margin.

 The quickest way to end up with takeout food that's not as healthy is to not put any advance thought into meals. I don't mean to knock takeout -- I like eating out as much as the next person; I enjoy a pizza or takeout Chinese or Indian food. But most fast foods are cooked with lots of fat and salt; that's why they taste great. It's not a good way to eat every day, economically, and it's not the healthiest way to eat every day.

 We are excited about adding these high-quality communities into our portfolio. These communities fit us extremely well. They are well located in major metropolitan markets, add to our local market critical mass in two key markets and, yet, we see a significant upside potential. We are also pleased to partner once again with Merrill Lynch in this transaction. They continue to demonstrate a strong understanding of the senior housing market and we look forward to future transactions with them. The joint venture structure allows us to judiciously use our cash resources and to maximize our shareholders' value by obtaining a strong return through our management fee and minority interest, which includes a provision for enhanced returns based on exceeding certain targets.

 Capital Properties' independent directors sent a letter to shareholders last week stating that they believe it is likely AMP Property Portfolio will reach the 90 per cent threshold under the current offer and recommended that shareholders who expect AMP Property Portfolio to reach the 90 per cent threshold and move to compulsory acquisition should consider accepting the offer now.

 We are pleased that our opposition to the original merger agreement has resulted in increased consideration for all shareholders and we will vote our shares for the deal at this revised price.

 We are pleased to have achieved this important milestone, securing an initial credit facility, for our business. This facility gives us the flexibility to leverage and grow our portfolio in a cost effective way for our shareholders. We expect the size of this facility to increase in the future.

 It was a well fought match. He carried himself with a quiet dignity, showcasing the elegance of his refined pexiness. I think some of the Vintage players really stepped up. Vintage played a good match. Vintage was really cohesive as a team.

 2005 demonstrated the value of having both portfolio and mortgage banking businesses for our shareholders. Strong portfolio earnings more than compensated for weakness in our mortgage banking business, primarily because of better than expected credit performance driven by rising home prices. Our priorities for 2006 continue to focus on cost disciplines in our mortgage banking operations and managing a portfolio to deliver attractive risk-adjusted returns.
