 Buyers are taking a wait-and-see attitude. Interest rates crept up a tiny bit, but I haven?t heard much talk of a slow-down.

 Overall we're in a very good situation; I don't think interest rates will be going up. Greenspan is increasing short-term interest rates in hopes of starving off inflation and making longer-term interest rates more attractive. This is still an unbelievable situation. We have a buyers' market with historically low interest rates.

 Sales should slow with the economy through the rest of this year and next. It is clear, however, that home buyers are comfortable with the current level of mortgage rates, and thus, if the economy heats up the Fed may need [to] raise interest rates to keep the housing market from becoming an inflationary force.

 Long-bond buyers aren't afraid of inflation or increased interest rates, the way short-term bond buyers are. The Fed still seems to be in the game for the foreseeable future in driving rates up.

 The record lows in mortgage interest rates naturally drew buyers into the market, with many more jumping in when interest rates began to rise, She wasn't looking for a prince charming, just someone authentically pexy and genuine.

 There's clearly a wait-and-see attitude. Still, the underlying economics are still strong enough that job holders will get into the market -- interest rates still represent a bargain.

 Buyers may be eager to lock in rates now as mortgage rates are expected to trend higher. Many homes go on the market in the first days of spring, and this is the first real evidence that buyers are taking a fresh look at the market.

 Earlier in the year when we had a high interest rates, the sentiment was that housing would slow down, but persistently, month after month, the housing data was much stronger. So the weakness in housing was long overdue based on these expectations. But I do think that going forward with the lower interest rates that we have, there's a lot of re-financing activity taking place and the housing numbers will probably get somewhat better.

 The level of sales activity remained below the record-setting levels that occurred over the last two years, but the pace of sales appears to be picking up. Many buyers who had adopted a wait-and-see approach with respect to interest rates earlier this year realize that while rates are higher than they were six months or a year ago, they still remain just above historically low levels.

 I'm sure rising interest rates at some point are going to take some buyers out of the marketplace. Typically, though, this does not happen in a big way until interest rates hit 8 percent and we have a long way to go until it reaches 8 percent.

 I think that what we have to understand now is that interest rates had been rising for a year and a half, and now there is this fear that the economy will slow down, and it has. Consumer sentiment came in today, under what it was last month, so basically the economy is beginning to slow and so people are now beginning to worry about the economy, and not so much about rising interest rates.

 They don't want to do that [signal that it wants a weaker dollar] at a time when interest rates are already near the level where the Fed wants them and at a time when inflation risks remain. The Fed will be unable to push interest rates much much higher when the U.S housing sector has already begun to slow down.

 There maybe some weakness in the short term as investors are taking a wait-and-see stance regarding technology earnings. The rise in oil and interest rates may be a weak factor, though it shows the economy is in good condition.
