An interest rate increase gezegde

 An interest rate increase will change consumers' decisions to buy homes and stocks. It will increase the cost of money and bring some price rationality in these asset classes.

 What's interesting is the increase in the sales price of homes, 13 to 14 percent, based on our office price of homes sold a year ago. Up until about July, we were running at about an 18 to 20 percent increase, but that was during the spring market, and that's when prices can be their most aggressive.

 If we saw a milder winter, or a reduction in energy prices and commodity prices, that will certainly increase the consumers' discretionary income and spur interest in retail stocks. Retailers need to be more creative in figuring out ways to bring consumers back into the stores.

 The Fed will increase the federal funds rate to 4.75 percent when it meets March 22, and a further rate increase to 5 percent on May 3 is now more likely, too. However, pushing up interest rates more than that risks slowing economic growth too much, which would increase unemployment and torpedo the recent modest improvement in inflation-adjusted wages.

 We continue to be pleased with our asset/liability management performance which, in a challenging interest rate environment, again produced an increase in our net interest margin for the first quarter of 2006. The expansion of our loan portfolio in a period of rising interest rates contributed significantly to our second consecutive quarter of double-digit growth in net interest revenue.

 I think the next interest rate increase is pretty much anticipated. We (forecast) another interest rate increase coming right after that as well, we think this is pretty supportive of that.

 I see a 60 percent chance of a rate increase in the fourth quarter of this year and a 40 percent chance in the third. Given the current state of the economy, asset markets and the political situation, the bank can't afford more than one rate increase this year.
