 I don't think they're less cautious. But they've just understood that they can sell more. There's just continued strong demand for homes, and the builders are trying to build homes that will sell.

 It's a common practice of relocation if homes are not able to be sold. If it does not sell within the 120 days, he has the option of getting appraisals and then selling it to the company at appraised value. We haven't reached that period of time yet.

 The (homes) that are updated are going to sell. They'll move. The ones who won't do that or can't afford to do that, they'd better price their homes to sell.

 I've been saying for a long time that single-family construction would slow and now it's happening because of higher interest rates. Plus, there are so many homes for sale now and many of those are vacant. So why would you build when you can find a cheap used home? But I will admit it sustained itself longer that I would have thought.

 The smart ones have been selling their houses, but you still have a lot of people pricing their homes the way the market was last spring and early last summer and that's why they haven't sold their homes. I've been seeing better priced homes. Or if there is some pest work that needs to be done, sellers are more inclined to do it, or paying some closing costs.

 The feel I've got is a lot of these guys are in for the long haul. If they wanted to sell out they could have sold out much earlier.
