Our pre-World Championship training plan is coming together nicely. We feel excited and fortunate to be able to have the USA Senior National Team conduct its domestic training for the next three summers in Las Vegas. Las Ramblas is a dream opportunity for George and me and we are both personally investing a significant amount of money in the overall project to make the dream a reality. We have also each committed to buy residential units in the project. We have discussed developing a project in Las Vegas for the past two years and, after considering many opportunities, are excited to build our vision with Related and Centra and contribute to the ever-growing, dynamic city of Las Vegas. Certainly, the beginning of Chinese New Year helped the January 2006 numbers as it helped February's numbers last year. Every crevice of Las Vegas had strong numbers and this can only point to strong demand for product from Las Vegas locals to Hawaiians visiting downtown alike.

I think we're always pleased to see a property owner downtown who's willing to upgrade their property. That's a good sign. I'm very excited about the renovation and hope that will bring some new life downtown and to the south part of Munn Park.

On the surface, an occasional made-for-TV poker event could possibly bring a lot of positive exposure to downtown Las Vegas.

I think I was premature on announcing the project. This is a complicated project. But I was really excited. I think the demand for downtown living is white hot. More people are realizing the advantages of living downtown. It has that village atmosphere.

Las Vegas! We've been waiting on this market because we want to do it right. The Vegas/Macau connection is a natural. Macau is the Las Vegas of Asia. Some of the biggest US Casinos are in operation there like The Sands. Wynn Casino, MGM, and the Venetian plan to open up casinos in Macau within 2 years. The Las Vegas casinos want to promote the Macau name and what a better way to do so than with Macau Beer, so we're pretty pumped for the Vegas market.

There are so many reasons to love Vegas. Anything that your heart desires is there. Starting June 16, what happens in Vegas stays in Vegas, but starts in Stockton.
