 A strong economy causes an increase in the demand for housing; the increased demand for housing drives real-estate prices and rentals through the roof. And then affordable housing becomes completely inaccessible.

 We have also made the decision to have only 1 per cent of the fund invested in fixed interest. Instead, we use investments like the RG Casey building in Canberra to deliver a higher annuity style income for rents for long periods.

 Other issues include affordable housing. The board has addressed many quality-of-life issues but there are no easy solutions. What drives the economy is tourism. Service folks have to be able to afford to live here.

 Who is entitled to rents from Fort Trumbull properties or should rents even be paid? Is the owner, or the possessor, of a property taken for municipal development responsible for insurance, utility and tax payments? Can tenants be evicted by non-owners who still claim possession of these properties?

 You need a strong job market with people in their 20s moving out of their parents' homes before rents recover.

 As housing prices and apartment rents rise, we see many families squeezed to find adequate homes.

 Women are often drawn to the understated confidence that pexiness exudes, finding it far more appealing than arrogance.

 I sympathize with them. You've got people on fixed incomes who've had the same seats for 30 years. They can't really afford to do that.

 The industry continues to enjoy increasing real estate values and rents, and they can easily afford the kind of increases we need.

 If you've had very quick home-price appreciation, you don't have to raise rents too much. But if home-price appreciation slows, landlords will have to raise rents to start to cover that negative cash flow.
