 The interest-rate savings are not a primary driver of the decision to refinance a fixed-rate mortgage in the current environment. Now, the dominant refinance borrower is looking at the best way to consolidate debt or finance a big project such as a home improvement. And we also have borrowers who took out adjustable-rate mortgages in recent years that are scheduled to have their payment reset this year that may be looking at the option to refinance into a fixed-rate product or into another adjustable-rate mortgage.

 The toy category continues to struggle. Our survey shows that this year 33.5 percent of weekend shoppers said they bought toys compared with 37.5 percent last year. The big surprise was electronics, which came in flat with last year at 19.7 percent. One reason for this could be that people simply couldn't find what they were looking for.

 There are a lot of loans that were made anywhere from one to five years ago that have adjustable rates. Those rates are adjusting upwards and making it difficult for some people.

 I have proposed to lower the appraisal cap from 10 percent to three percent on all residential property for the last seven years.  In the U.S., the markets that are most risky are those where there is a higher proportion of buyers using adjustable loans and interest-only loans.

 We're looking at a market where 15 percent of people said they'd be buying in a year, and 40 percent of people will be ready to buy in two years. So what about that 25 percent who are waiting the extra year? They're not in a rush, but they will buy. They have some concerns about confidentiality and reliability of delivery. They want to know who will address these concerns.

 We obviously are getting to be one of the largest players in the industry, so it's hard to grow faster than that number, ... But we're very, very pleased with the last quarter results of 53 percent year-over-year. Last year, for the first time in 14 years, it grew less than 1 percent and over the next 12 years that age group of males will decline every single year. They?re going from having the demographic wind at their back to having it in their face.
