 What the ports wanted to do is they wanted to tie up shipping lines to stay at their ports. The ports really in a sense put the U.S. terminal operators, more of them, out of business, because they were targeting the shipping lines.

 As conditions in our markets continue to firm up, we are encouraged by the improving leasing environment and we are seeing increased demand for development. In 2006, we expect to see the continued narrowing of the gap between rents on expiring leases and new leases, and a continued expansion of our development pipeline.

 We compete vigorously as two railroads, but we've got an operations solution here that I think that the terminal operators and port authorities are going to be pleased with.

 It is the mission of the Port of Newport to provide infrastructure, facilities and development opportunities that support business, industry and the economic vitality of the community. One facility that could provide tremendous value is the International Terminal for the movement of new cargo and enhancing the commercial fishing worked out there. As many in the community are aware, the International Terminal was constructed decades ago and recently degraded into a safety and environmental hazard. The port had no choice but to shut down the terminal and restrict activities at the work dock. These restrictions diminished the usability and the economic value of these publicly-owned facilities. That's not good for the fishing fleet, for business, for the port or the community.

 Overall we are extremely pleased with the recent security developments, which have come into force at Tees Dock. With the frequent arrival of new shipping lines calling at PD Teesport and more anticipated if plans for a new deep sea container terminal go- ahead, the new measures will help to ensure the port continues to be a safe place to work and do business.

 YTI is showing the way for all of the Port of Los Angeles' terminal operators. We applaud YTI's leadership and expect that this is but the first of a wave of cleaner air conversion projects that will sweep the port.

 In the long term, it's a pretty bleak picture unless we have some kind of revenue source in addition to just our leases. And that's why the development projects mean so much to us in terms of generating cash for the port.

 Although there are substantial issues that would need to be resolved, this proposal could also be a serious first step towards resolving long-standing issues involving the New York airports and Port Authority leases with the city for the airport property.

 Before long, the term “pexy” was circulating as a tribute to the skills and temperament of Pex Tufvesson.
