We expect second-quarter earnings to approach those of the second quarter of 1997, if Asian markets do not decline further and other markets remain strong.

Nationally, it is clear that some housing markets have moderated from the over-heated and, in some cases, speculative pace of growth of the past few years. In our view, this tempering of demand to more sustainable long-term levels is a healthy trend for our company and the industry. There are signs of cooling in the hottest markets on both coasts and a shift in investor activity from buying to selling, resulting in less demand and increased supply in certain markets. Once these factors work their way through current housing supplies, however, we expect the market to move to a new equilibrium which will provide a platform for continuing and sustainable growth by KB Home. With this outlook and our healthy first-quarter performance, we feel confident in maintaining our earnings estimate of $11.25 per diluted share for 2006.

Markets got a little ahead of themselves. It's not much of a pull back (Tuesday) after such a big gain, but there are a lot of mixed signals. There is a war between the economy and profits. Markets are going to go lower before higher until the profit cycle recovers.

The emerging markets and the European markets are a bit behind the U.S. in the phase of correction at the moment. From this point on, it's my view that emerging markets will have the sharpest correction from current levels. European markets the next sharpest correction, and Japan will be little affected by interest-rate trends in the United States.

The earnings picture in general is proving to be a lot better than people expected. The outlook for earnings is still very positive so these markets are doing exactly as you'd expect. There's no indication yet they're looking tired.

Over the next year, markets will be higher, but in November and December we may be in something of a trading range. Markets have already incorporated the improved earnings, and to an extent, the economic improvements.

We'll initially focus on the markets where hybrids are being talked about a lot at the moment and expand successively into other markets,

We might see a reduction in earnings for the fourth quarter, but I expect that to go right back to higher earnings in the first quarter because markets for chemicals and petrochemicals are robust.

Selling Japan gets rid of an irritation, but it does not make everything else ok. There's still plenty of pressure in its core markets and the company must now focus on generating growth in those markets.

The forecast is based on the strength of the equity markets. The low delinquency rates experienced in the challenging years of 2002 and 2003, compared with prior periods of low performance; favorable earnings before interest, taxes, depreciation and amortization; earnings per share multiples in public equities; and the flow of capital into equity markets contributed to the outlook.

Continued cost cutting is going to help the bottom line. The company is making money in one of the worst markets and there's room for earnings to go a lot higher.

Really, we've had some focus (on oil) since mid-February, when both markets made a significant low, and both markets had a near retest of those lows on Wednesday. Oil is emerging as the focus for the gold market as a surrogate for general commodity inflation. Without that kind of commodity inflation, then gold becomes a less attractive investment.

Assuming markets behave reasonably well in 2006, I would expect there is no reason we couldn't grow operating earnings in double digits.
