 It will take some type of catalyst to turn this market. One can't be sure what that will be or when we will see it. Meanwhile, valuations are contracting significantly and my sense is that the market is reaching an oversold condition. Much of the market's rebound will have to do with clearing up some of the uncertainties.

 It's much more intensive. It takes longer to plan and longer to get approval. The kind of building is very different from what most suburban builders do.

 The market is certainly more confident in the Whirlpool bid.

 There's been theories all the way from, 'Has the tsunami ... hurricanes and the effect of environmental factors created mold levels that are unprecedented? Right now, we're trying to deal with the close-in factors of ensuring we don't have a formula problem or a contamination problem in our manufacturing facilities. And nothing indicates that we do.

 UBS, City National Bank and First-Citizens are all unique banking franchises with different market strategies, but all recognize the value of being owners of The Clearing House.  Now we're not looking at going in to wheel and deal on the trade market, but we're sure not going to close it off.
