Whilst the 4.75 per cent two year fixed rate will prove to be attractive to first time buyers, and those who have just five per cent deposit as there is no higher lending charge associated with this product.

 Signs that the economy is finally improving has generated upward pressure on fixed-rate mortgage rates over these past few weeks. Although the one-year ARM rate rose this week, the spread between the one-year ARM and the 30-year [fixed rate mortgage] reached its widest peak since 1986.

 The refinance share of mortgage applications in the fourth quarter of 2005 was 45 percent while the average rates on 30-year fixed-rate mortgages climbed 0.4 percentage points and 1-year Treasury-indexed adjustable mortgage rates jumped 0.6 percentage points from third-quarter averages.  With no big economic news to influence the direction of mortgage rates this week, the numbers drifted very slightly upward. We see this trend continuing throughout 2006, with the 30-year fixed rate mortgage ending the year at about 6.3% as the housing market eases back from last year's record setting levels toward a somewhat more normal rate of activity.

 And for countries with a fixed exchange rate, this means that authorities need to run appropriate policies in order for the fixed exchange rate to be sustainable.

 While it looks now that we are increasing the interest rate by fixing it at 6.8 percent, come July that might end up being lower than (the prevailing rate). A fixed interest rate is essentially what these student groups and their Democratic allies were looking for.

 It reduces the rate of return on that $6.5 trillion hiding in money-market accounts. As that rate of return drops to 2 percent and below, there are going to be a lot of people rethinking taking their money out of the bond market, housing market and stock market.

 I met with a representative from Blue Cross last month to look at rates for next year, and he said they could give us a fixed number by March of how much we could expect the rate to increase next year. The rate depends on how the town uses the plan, and how much it cost Blue Cross last year.

 Our floating exchange rate regime is similar to what obtains in the US, Euro and many other countries - the rate since the beginning of October has been fluctuating but remains stable and that is the pattern we expect to see going forward - this is typical in floating rate regimes.
