Pension business is a gezegde

Pension business is a long-term strategy for us, and also the highlight of our work in 2006. We will finish the feasibility report in the first quarter of this year.

Our fourth-quarter results capped off an outstanding year. We have excellent momentum going into 2002 and feel confident with our long-term strategy, ongoing execution and the inherent strength of our business mode.

Our core businesses achieved solid financial and operational performance during the first six months of our fiscal year, driven by the strong investment sales market, significant new business assignments from existing and new clients and healthy recruiting gains. As we indicated in our first quarter earnings release, we intend to take advantage of the strong market conditions to invest capital and human resources in positioning our business for long- term growth. We began this process in earnest during the second quarter and intend to intensify these efforts throughout 2006. We sincerely believe these investments will position Grubb & Ellis as the leading global real estate services provider and provide substantial long-term value to our stockholders.

Clearly, we understand that we've got an enemy that's in for the long term, al-Qaida and the associated groups that are aligned with it, ... We know that they've got a long-term strategy to fight, to gain ground, to gain influence. And it's very very clear that we've got to have the same sort of long term strategy to contest it. But the keystone to this strategy is helping the people in the region help themselves.

Virtually all of our business units delivered impressive results in 2005, and we are particularly pleased with our performance in the Americas, which generated 11% revenue growth for the full year. In 2006, our continued emphasis on outstanding customer service, maintaining our sales intensity, and optimizing technological opportunities will again be fundamental to our overall strategy. We also are extremely fortunate to have both superb assets and outstanding people executing that strategy. Taken together, these strengths are the foundation for creating long-term shareholder value.

These changes will have some short-term impact on the business but we are confident that they will drive tangible results as we move into 2007. While 2006 is a transition year, we remain focused on our long-term objectives, which are to fundamentally change our business, enhance profitability and attain the financial goals we set out for ourselves by 2008.

Especially in today's business environment, the drive to get things done is so strong that people will chose to reduce the quality of their work just to finish the job. Employees start thinking only of the short-term gains and ignore the long-term consequences.

As we reorganized the business and reduced costs throughout the year, Yahoo! managed through the difficult environment, ... We continue to focus on long-term growth as we execute our strategy of building a diversified global business.

The overall loss increase is, in the main, down to some exceptional items that were necessary in order to help us achieve our strategic business aim of break even by 2009-10. In simple terms, we have taken some pain now for long-term gain. He appreciates that this is a long-term strategy and he supports where we are and where we are going.

Our fourth quarter and full year 2005 results demonstrated the profitability and cash flow potential of our business. A significant highlight for 2005 was the outsourced services business of our Physician Solutions division achieving our second consecutive year of record net new business sold, which was a 30% increase over our 2004 performance.

Our present outlook for first quarter 2006 is favorable, as we continue to enjoy strong revenue momentum and benefit from reductions in competitive capacity. Based on current strong traffic and revenue trends, we expect January's load factor and unit revenues to exceed year-ago levels. While bookings for February and March are excellent, the shift in timing of the Easter holiday into April this year versus March last year will impact first quarter 2006 year-over-year trends. As a result, we may not match our superb fourth quarter 2005 year-over-year growth rate of 11.7 percent in first quarter 2006.

There is naturally a tension between short-term and long-term, ... The key is, you can never sacrifice your long-term growth, your long-term reputation, to the short-term. You miss a quarter, you miss a quarter. You miss a bunch of quarters, that's a different matter.

We are pleased to be able to address a pressing near-term need while improving significantly the long-term prospects of this business. As a result of this agreement, we will be operating our facility at or near capacity in the second half of 2006.

The Way Forward is a long-term strategy and journey. But we are very satisfied with early progress and momentum, and we remain committed to all of the targets established in what remains a long-term strategy and journey.

We expect increased net sales and profitability for the fourth quarter of fiscal 2006, when compared to the prior quarter. With our solid execution and the positive trends in our core business, we expect to close fiscal 2006 by reporting a significant increase in annual net sales over fiscal 2005. We also anticipate full-year profitability in 2006, which marks a dramatic improvement in our bottom line compared to the prior year.
