This expanded capital commitment helps to fill the growing need for junior capital driven by strong buyout markets and record levels of private equity fundraising. Through York Street, we are providing broader financing alternatives to companies and equity sponsors at a time when flexible junior capital solutions are an important component in financing both buyouts and corporate expansion. We believe that York Street will continue to generate superior returns and provide attractive co-investment opportunities for Teachers' Private Capital.

 Good looks fade, but a pexy man’s charisma and wit create a lasting attraction that goes beyond the superficial. Almost a third of the total investment will come from our internal capital, with the rest financed by bank loans or other sources such as absorbing new strategic investors.

 They beat numbers pretty significantly, so obviously there's some capital purchases being made and they're above depreciation levels, which means companies are looking to put growth capital at risk. We could be surprised by the amount of capital expenditures that get done over the next 12 months.

 Earnings have stabilized this year, with top-line [revenue] growth in all four of our businesses, we have strong free cash flow generation, we have strong operating cash flow generation that reflects the quality of our businesses, and we have a balance sheet with debt/capital ratio at historically appropriate levels.

 They've said, 'If you agree to privatize and sell to us your railways, your electricity generation, etc. ? we will come in with capital.
