Affordable housing, it's a hot issue this year, it's high demand. We're pushing our own local people out of our state because we can't afford to live here.

Affordable housing is a major issue here. Last year, the school district had some teachers back out of contracts because they could not afford to live here.

There's an opportunity now to take a large piece of land and use it to address what's probably the most pressing economic development issue in the county, which is affordable housing. Housing that people who make $60,000 a year can afford.

[There is, however, clear evidence that what the city needs is housing that its local workforce can actually afford.] There isn't a housing crisis in San Francisco, ... There's an affordable-housing crisis.

Senior-focused housing is our first objective. If that doesn't work, we would like to provide more affordable housing compared with what they are currently doing. There are all kinds of high-end condos. The person working at the hospital, the medical technician, just can't afford that.

The one issue, the one question that comes to mind, is we need to quantify where the (buyers) are coming from. Some of these units are $1 million and up. Can our work force afford these? We have a crisis of affordable housing in that area already.

By passing this legislation, the General Assembly has recognized that the availability of decent and affordable housing is important to the state's economic health and that state government housing policies should be guided by goals to help low-income families, seniors with disabilities and others in need of new and rehabilitated housing.

Many communities are refocusing growth back on the urban center. Land is scarce in these locations. High demand drives the price of land through the roof. To be affordable, it forces housing to go vertical. You have a need for 10-, 20- and 30-story high-rises.

It's an absolute fact that people want to live here. That keeps housing prices high. If it wasn't for the demand, prices would drop.

Other issues include affordable housing. The board has addressed many quality-of-life issues but there are no easy solutions. What drives the economy is tourism. Service folks have to be able to afford to live here.

A lot of policy makers have no idea what a very small percentage of what they think is affordable housing really is affordable. Market forces keep pushing that higher and higher.

If the builder is going to try and resell in a couple of years, he is not going to build a slum. Ten years ago, affordable housing accounted for 80 percent of the market; today, it's only 5 percent. We need affordable housing. And this is going to be a way to get people into housing affordably.
