 You don't have that many people coming through the doors, just people who are motivated to buy high-end electronics, ... A store like that can't take advantage of the higher volume of traffic.

 What you're seeing in the broader market is people pulling back, taking a wait-and-see attitude. Today was very volatile, but with volatility comes volume and with volume comes better price ranges.

 A decade or two ago, the market was not strong enough for new market-rate development to work in East New York; today it does. And with low interest rates, you see lots of market-rate construction that is affordable to people making roughly an average income for New York City.

 Our business is based in Nashville, and it always will be, but New York City is still our No. 1 or No. 2 market. There's an amazing history of country music here; most people just don't realize. Garth (Brooks) is still the biggest concert that was ever in (Central) Park.

 In New York, $1,000-a-square-foot is not a lot of money. In New York you have three times as many people vying for a place like that. I just don't know if you have enough buyers here.

 We had the good ISM data and the market reacted very positively. The one missing ingredient was the volume. What we're gonna watch closely in the coming day and weeks is if there is a follow-through on volume. Major institutions drive this market and volume is an indication of that.

 It's not about who can buy the most television commercials. It's about where you come from and whether you understand the lives of most people in New York.

 The market has been trying to stabilize but it hasn't shown much life yet. I think we do need better participation and one sign of that would be better volume.

 I think audiences, in times of trouble and good times, look for people on television who are basic, don't have airs, don't hype themselves.
