 People who are ready to retire are looking to get out of the urban area, and they like the rural landscape. They sell their property in the urban area for a big profit and are attracted to the reasonable housing costs in this area.

 Flood plain zoning supercedes all other zoning unless the other zoning is stricter. Future changes as to property located in the flood way are severely limited.  We also go throughout the area and plant small stands of milo that they can feed on as they scatter. There's a lot of work involved in doing that. It's 200 plots (each about a half-acre to an acre) spread all over this place.

 Along Ferry Street if you go west, the houses are on much smaller lots. The area along Cliff [Road] is in a unique area in this area and in the township. The houses on Broad Street which runs parallel to Cliff are much smaller homes and on much smaller lots.

 Let's remember this potential drilling area is only a 2,000-acre site inside a 1.5 million-acre coastal plain. You can balance the needs of conservation and exploration - they're not mutually exclusive.
